    One the northernmost suburbs of Detroit, Rochester’s neighborhoods are largely characterized by larger suburban homes built during the 1990s housing boom, as well as a number of communities filled with townhouse-style condos. Due to their age or multiple dwelling spaces, both styles of home present unique HVAC challenges. Below we’ve outlined some of the most common issues our team has encountered and assisted families with.

    Multi-Level Townhouse Style Condos May Experience Uneven Heating 

    Many condos in Rochester, such as those found in Creekside Village, are multi-level townhouses, meaning that the two dwelling units are stacked on top of each other. Very often, the upper unit will experience higher temperatures due to the fact that heat rises. This issue may be especially frustrating if different floors have different temperature preferences. In our experience, these condos frequently have inadequate insulation. Installing floor or ceiling insulation can help combat these issues, as well as considering HVAC system solutions such as zoned heating, separate HVAC systems, or ductless mini-splits, all of which our experienced team can assist with.

    Lower Air Quality in Condos can Result from Inadequate Ventilation 

    Poor air quality is an exceptionally common issue in condos. Condos that share walls and ventilation systems may experience excess amounts of dust or allergens being moved between shared ductwork. Additionally, many condos are outfitted with sealed windows that make access to fresh air more difficult, exacerbating this problem. Regularly replacing air filters and installing air purifiers or a ventilation system that brings in fresh air can help ameliorate the problem.

    Ranch-Style Open Floor Plans May Benefit from Zoned Heating

    Most of the condos in Rochester are built with ranch-style open floor plans. While these are ideal for maximal living space, they can often present a challenge for heating and cooling, as the wide open spaces may not heat as evenly and leave certain areas within the open space warmer or cooler. Rochester’s volatile extreme seasonal temperatures generally increase the likelihood of this issue. Many customers have fixed this issue by installing a zoned heating system, allowing for more precise control of temperature throughout the house.

    Homes Built in the 1990s May Require a Replaced HVAC System

    Many of Rochester’s larger suburban homes were constructed in the late 90s or early 2000s during the housing boom. Often found in Stoney Creek Neighborhoods, many of these homes were a part of emerging housing developments where builders were beginning to construct much larger homes en masse. Since these homes are generally pushing 25 years old, the HVAC system may be running on outdated technology, or reaching the end of its life cycle if it has never been replaced.     Aging Ductwork in Rochester Homes Often Causes Heating Issues

    As a home ages, so does its ductwork. Ductwork that was originally installed in the 90s may be inefficient, rely on outdated techniques, or have generally degraded with age. Leaks, damage, blockages, and a lack of sufficient insulation can cause significant heating and cooling problems  for the inhabitants.     Homes Utilizing both Brick and Siding are More Likely to Experience Thermal Bridging

    Several of Rochester’s large suburban homes feature a combination of brick and siding used in their construction. This can present an interesting challenge to HVAC and temperature maintenance, as brick and siding have very different thermal properties. Brick tends to absorb and retain heat, while plastic or wood siding is a more moderate insulator. As a result, sections where the brick and siding meet can cause thermal bridging, allowing heat to transfer more easily, causing heat loss and potentially uneven temperatures.
