Our Experience with Harrison Township, Michigan

The views of Lake St. Clair from the shoreline and across each of the many canals are a sight to behold in Harrison. The housing stock in the area is the result of a combination of three factors: the proximity to Lake St. Clair and numerous access points, housing needs for units based at Selfridge Air Force Base, and the terrible tornado of 1964.

Much of the homes in Harrison Township are of recent construction due to the tornado, and many more were built in the years after the tornado as the allure of lakefront living and the rarity of severe weather brought many back. Still, regular maintenance and service are crucial for proper operation.

Central Air and Furnace Issues Along Lake St. Clair

All of Harrison is within a stone’s through of Lake St. Clair, and this can lead to issues with overworked HVAC systems. We don’t feel as cool as we could during summer days with high humidity, and we don’t feel as warm as we might during the winter. This increases the load on all HVAC systems, even the latest heat pumps.

Combine that with the frequent and significant temperature changes that come with lakefront living and it is easy to see why regular inspection and maintenance are crucial to ensure proper heating and cooling for Harrison MI homes.

    Boiler Repairs Near Waterfront Park

Near Waterfront Park, the topography means that having a basement to place a furnace can be tricky. Where they were available given the terrain, many builders and renovators have opted for natural gas radiators that do not require the same level of ductwork and can be placed in tighter spaces. Boilers require special care to ensure that they are able to operate even when temperatures are below freezing. Unfortunately, it can be difficult to identify potential leaks or other failure points before it is too late.

    Baseboard Heat Along the Canals

Many homes built here in the 1930s through the 1950s that survived the tornado rely principally on electric baseboard heat, augmented by natural gas boilers. Electric baseboard heat works quickly, but units can become dirty and less effective, may be unsafe for children and pets, and is the least efficient heating option available for homes located in the southwest of the township. Any strictly electrical system will have efficiency issues, including “wall furnaces” that are installed in space heaters midway up a room’s wall.

Split-Levels in the North East Face Stratification or Unequal Heating and Cooling

Split-level homes were especially popular in the 1960s and 1970s and offered a variety of benefits, including affordability compared to standard ranches as well as improved interior space. On the other hand, those same design details make effective heating and cooling difficult: the stairwell(s) can produce a chimney effect that pulls hot air into the upper levels. In addition, ducting is often difficult to set up properly on both levels, so compromises result.

    Inspections Are Crucial for Corrosion

Higher humidity doesn’t just affect heating and cooling capacity. Due to the higher-than-usual amount of cycling when HVAC units are in use, as well as the increased likelihood of condensation from lake-effect weather, the lifetimes of furnaces, heat pumps, and others will plummet compared to further inland. Ensuring that ductwork, registers, and returns are all in working order is difficult without regularly scheduled maintenance and inspections for Harrison homes.
