Our Experience in Grosse Pointe Shores

Grosse Pointe Shores is the wealthiest community in Michigan and it is home to some of the largest homes in the state as a result. The northernmost of the Pointes, it is home to some of the newest and most palatial estates. However, there are also a number of historic mansions that fall into the following categories:

    • French Provincial – Generally built in the early 1900s
    • Colonial Revival Homes – Seen from the early 20th century
    • Tudor Revival Homes – Constructed in the 1920s and 1930s
    • Mediterranean Homes – Built from the 1920s to 1940s
    • Mid-Century Ranches – Built throughout the 1940s to 1960s
    • Custom-built Estates – An amalgamation of tailored styles built up until the present day

Each has its own specific architectural characteristics that lend themselves to spots on historic registers and increase curb appeal. However, adapting the heating and cooling systems of these early modern and modern giants to meet present-day comfort needs can be quite a challenge.

Multiple Levels Require Multiple Zones in French Provincial Estates

Turrets, split levels, and more define the chateau-esque appearance of French Provincial homes in Grosse Pointe Shores. They can also make maintaining a single temperature very difficult, even with modern heating and cooling systems. Establishing zoning for the differences in layout is crucial, but may require working with an expert HVAC contractor in order to maintain the interior appearance that appealed in the first place.

Ducting Can Be Difficult in Colonial Revival Homes

As the name portends, the Colonial Revival style mimics the early Georgian period of the early 1800s, when forced-air heating and cooling was far into the future. As a result, the designs often include low basement ceilings and attic spaces. For heating, this can be remediated by upgrading the steam boiler systems that would use either radiators or underfloor paneling. However, keeping rooms cool during the summer month can be difficult without opting for multi-zone ductless mini splits or similar options.

Tudor Revival Homes Require Special Care with Structural Beams and Narrow Walls

Tudors were in power in the 15th century, when an open window was the latest in cooling technology. Tudor Revivals are not much easier to keep at the proper temperature in the summer, thanks to a combination of intricate interior woodwork and narrow walls that are ill-suited for the massive ducting required. Instead, ductless mini splits may be the right fit for both heating and cooling, although installation can be difficult without relying on an experienced contractor to help find the right places for coolant piping.

Overheating a Common Issue Among Mediterranean-Style Homes

The Mediterranean is home to a number of different winds; when their counterparts don’t appear over Lake St. Clair, the other design features of the style can cause significant overheating. These include the large windows, soaring arches, and terraces. Properly-designed, a heating and cooling system for homes in Grosse Pointe Shores can deal with these temperature differentials, but must often be weighed against whatever current ad hoc solutions are in place.

Mid-Century Ranch Homes Can See Deteriorating Ductwork

Due to their single-floor construction, mid-century ranches did not have ducting overhead but rather laid into the slab foundation. Without very close inspection on a regular basis, the humidity of Lake St. Clair can corrode the ductwork, leading to massive declines in heating and cooling efficiency. If this is a potential issue, options can be difficult to pick from: slab work can be expensive, but indoor air quality can suffer without extensive filtration systems if the choice is made to move to above-ground ductless mini splits for heating and cooling these homes.

Custom-Built Estates Require Special Attention During Maintenance

Even recently built homes can have heating and cooling issues. These stem from two factors: heating and cooling systems work best when the ducting is in a straight line, and melding different designs can lead to areas of homes with vastly different temperature requirements. Ensuring proper inspection of zonal control systems remains crucial for newer homes. Frequent maintenance may also be required for specialized heating and cooling systems for rooms like wine cellars, art galleries, and indoor pools.
