    Our Grosse Pointe Park Experience

    While some of the most storied homes and mansions are in Grosse Point Park, they were not built with the latest comfort goals or HVAC standards in mind. So regardless of whether the style was Colonial Revival, Tudor, or Craftsman, keeping things cool in the summer and warm in the winter can be difficult.

    Many of the homes date from the turn of the 20th century and represent the first taste of luxury for those moving outside of Detroit. However, the construction practices of nearly 125 years ago are not what they were today, and that can mean significant insulation and air leakage issues, along with the need to consider retrofitting older HVAC systems.

    Another feature of the area is the many post-war ranch homes that date from the 1950s. These present different, but no less challenging problems for homeowners looking to maintain the right temperature as they were often built without ductwork and a majority have not seen their HVAC systems updated in the interim.

    Lack of Ventilation is a Problem in Turn-of-the-Century Homes

    In eras when opening the window was the primary means of circulating cooler air, spacing between rooms for adequate ductwork was no concern. Unfortunately, that can lead to major air quality issues in attics and basements, exacerbated by the moisture and humidity.

    The lack of air movement between rooms can also cause issues with temperature control in interior vs. exterior-facing rooms. Zonal systems with multiple thermostats are often required in order to maintain reasonable temperatures throughout the interior.

    Moving from Radiant to Forced-Air Heating

    State-of-the-art heating at the turn of the century was radiant, with a water mixture moving through radiators and under floors. Keeping these systems from corroding and leaking requires routine maintenance and inspections. While moving to furnaces or heat pumps can make sense, it can be a struggle to find the space for ducting, especially while maintaining the character of the home. This may require some owners to consider ductless mini splits.

    Room Sizes in Arts and Craft Homes

    The Arts and Crafts Movement focused heavily on open floor plans with natural light and ventilation from windows. However, turn-of-the-century windows can struggle to keep outside air from entering and historical preservation efforts can make updating the HVAC systems themselves an issue. Many have opted for radiant heating because of the ability to use floor-based piping, but the lack of space for ductwork makes air conditioning in Arts and Craft homes a challenge. They are a prime example of the benefits of ductless mini-splits, which can work using narrow piping similar to what is already in place for radiant heating systems.

    Maintaining Historic Appeal with Lakefront Humidity

    Original windows and insulation may initially seem like part of the charm of homes, especially those on Windmill Pointe. However, given Michiganders’ primary heating and cooling expense is during the summer months, the lack of effective insulation and porous windows can make the HVAC systems struggle to keep up, regardless of what is in use. The thicker walls and unique architectural details can be challenging to incorporate into modern HVAC systems without major renovation costs

    Working with Tudor Designs and Maintaining Airflow

    HVAC systems work best when there are large numbers of straight lines in the design. The Tudor style works almost exactly opposite of that, with numerous different roof lines and multiple stories that enhance the distinct look. Owners of these homes should be wary of temperature mismatches due to ducting difficulties as well as pressure differentials that come from trying to pipe air through multiple stories.

    Upgrading Post-War Ranches’ HVAC Systems

    Many of the homes built for the Greatest Generation and the Baby Boomers on the west side of the Park are still in use, and unfortunately, many are also still with their original HVAC systems. Moving from window units and radiant floorboard heating can be no less of a challenge for these newer homes, mainly because of the lack of available space for ducting.

    While ductless mini splits may seem like the best answer, some owners may want to consider radiant heating for backup during the colder winter months as well, when heat pump efficiency can struggle at temperatures near or below freezing.
